SouthWater at Lake Guntersville is a new kind of place to live, with roots reaching far into the past. Nestled in the foothills of the Appalachians on Lake Guntersville, SouthWater is a unique concept that when completed will create the only harbor-style waterfront village in the inland eastern United States. With an abundance of different types of home sites and a village center designated for a pool/clubhouse and park area, the centerpiece of the development is the 23-acre harbor with natural mountain vistas.

Minutes from downtown Guntersville, SouthWater is tucked into a natural cove on 69,000-acre Lake Guntersville, located at the southernmost point of the Tennessee River. Homes will be strategically sited around the harbor and on the hillsides above, with elevations ranging

from 595 feet at harbor side to over 900 feet at the mountain brow. A continuous seawall with an 8-foot wide promenade will encircle the harbor, creating almost two miles of waterfront for walking and socializing. Each of the approximately 80 lake lots will have TVA and Corps of Engineers’ approval to build a boathouse. Common area piers will be available for day mooring by off lake residents, who may choose to store their boats at one of two convenient nearby marinas.

One key benefit of living on Lake Guntersville is a lack of concern about droughts or winter draw-downs that affect many lakes. Due to federal statutes related to commercial traffic on the Tennessee River, the elevation of Lake Guntersville never fluctuates more than two feet. SouthWater residents will enjoy beautiful sunset vistas and water- related activities regardless of the season or climate conditions.
